Walkability project approved

The Delhi Development Authority has approved the much awaited Transit-Oriented Development (TOD) Policy and Regulations on Tuesday. The policy will be forwarded to the Ministry of Housing and urban Affairs (MoHUA), for its approval and notification.

The policy’s main objective is to develop walkability, cycling and use of public transportation over personal modes of transport alongside the transit corridor.TOD consists of a variety of high-density, mixed-use, mixed-income buildings, within a short distance of a rapid public transport network, set in a public realm that encourages more people to use public transport.

With this policy the both the public and private industries will be benefitted as residential, commercial, civic and institutional establishments will be located allowing each other to be formed, with vibrant round-the-clock active spaces(like plazas, shared parks and open spaces, and other facilities) for leisure and recreation.

TOD norms may provide a variety of housing types for a range of income brackets and demographic types in the city. To facilitate this, in all TOD integrated schemes, a minimum component of 30% of overall Floor Area Ratio (FAR) shall be mandatory for residential use. EWS FAR of 15% over and above the proposed FAR will be applicable, said DDA in a statement. 

DDA has further decided to change mode of allotment of Socio Cultural and Religious category lands from Direct Allotment to Auction to provide equal opportunity to all societies to participate in a transparent manner.

To provide land for colleges and university to create institutional Hub at Narela Sub City, the authority has also approved change of Land Use of 36.6 Hectares in District Centre Narela from Commercial to Public and Semi Public (PSP). Indira Gandhi Delhi Technical University for Women (IGDTUW) will be allotted 20 hectares of land and the remaining land is proposed for college/institutions. The Authority also approved a scheme of waiver of penalty (i.e interest on arrears of Damage) by 50%, in case the same is paid within a window period of 6 months. The Authority has also approved proposal for modification in the Development control norms under which following activities are allowed for Religious plots at Sub-city level-Training centre for yoga, spiritual activities, meditation, museum, art gallery, exhibition centre, auditorium, and accommodation for preachers/devotees/management staffs.

DDA has further approved various other decisions such as fixation of amalgamation charges for commercial properties, removal of embargo for execution of conveyance deed for a period of five years, policy for collection of damage from the occupants of damage payee properties, modification in the Development Control Norms and activities permissible under religious Category at sub city level in the Master Plan and proposed amendment in Master Plan Delhi 2021.

The other proposals approved were activities/use premises under the educational category plots, rationalization of cost of one bed room flats at Ram Garh Colony, Jahangirpuri. Relaxations in respect of flats allotted to Persons with Disability (PwD). Relaxations in respect of flats allotted to Persons with Disability (PwD).
