The Bandhwari landfill site located on the 36-kilometre, 4-lane Gurugram-Faridabad Road is impacting real estate development due to concerns about pollution, health risks and environmental damage.

Frequent fires, leachate leaks and the sheer volume of waste dumped at the site have raised serious questions about the suitability of the location and its impact on nearby residential and commercial areas.

The landfill site is a major source of pollution, including air pollution from fires and leachate (liquid waste) that contaminates soil and groundwater.

Residents near the landfill have reported health issues due to the toxic fumes and smoke from fires, which are a frequent occurrence.

The landfill is located on the edge of the Aravalli Range, a fragile ecological zone. Dumping and fires have damaged forest areas and impacted wildlife. Leachate from the landfill can seep into the groundwater, potentially contaminating drinking water sources.

The environmental problems associated with the landfill make it difficult to attract buyers and developers to the area, leading to lower property values.

Investors may be hesitant to invest in new projects near the landfill due to the negative publicity and concerns about the long-term sustainability of the area.

The Municipal Corporation of Gurugram (MCG) has been criticised for the inadequate management of waste at the Bandhwari landfill. There is a lack of adequate waste processing facilities, leading to the accumulation of legacy waste and increased environmental burden.

The negative environmental impact of the landfill can significantly decrease property values in the surrounding areas. Potential buyers are likely to be deterred by the pollution, health risks and potential for foul odors.

The Bandhwadi landfill continues to be a major challenge for the local real estate market and the long-term impact on property values and development in the area remains a concern.

The presence of the landfill may restrict future development in the area, as developers may face challenges in obtaining necessary approvals or face resistance from environmental groups.

The landfill, a major waste disposal site in Gurugram, is significantly impacting the surrounding real estate market, leading to stagnant property prices and lower rental rates in nearby areas.

Rental rates for properties near the landfill are also lower compared to similar properties in other locations, as the landfill’s negative impact on the environment and quality of life makes these properties less desirable. further affecting property values and rental demand.

The presence of the landfill acts as a deterrent for potential buyers and developers, hindering new construction and real estate development in the area.

Local property dealers affirm the downward trend. “The rates of the flats have almost come to a standstill due to the landfill. Health issues are a big concern. In fact, we are not able to find buyers for flats facing the landfill, as even the slightest breeze carries the stench,” said Varun Tyagi, a property consultant in the area.

Echoing similar concerns, Suraj Kumar, another real estate agent, said, “Property prices have definitely depreciated because of the landfill’s proximity. Even rentals have remained stagnant despite the area’s excellent connectivity with both Gurugram and Faridabad.”

“The problem of smell increases during rains. However, on the day when the wind direction is not favorable for us, the smell overpowers the area and makes breathing difficult,” said Virender, alias Fauzi, a villager of Baliyawas village.
